Seller Policy

This policy governs the conduct of all sellers, agents, and developers listing properties on PropLead India. By activating a seller account you agree to these rules.
1. Who Can Register as a Seller
PropLead India welcomes registrations from:
- Individual property owners selling or renting their own property.
- Licensed real estate agents and brokers operating in India.
- Authorised representatives of real estate developers and builders.
- Property management companies acting on behalf of owners.
All seller registrations are subject to admin review and approval. PropLead India reserves the right to decline any registration without providing a reason.
2. Account Activation & Verification
After submitting your registration, your account will be in "Pending" status until reviewed by our team. During this time:
- You will not be able to log in or create listings.
- Our team may contact you to verify your identity or business credentials.
- Approval typically takes 1–3 business days.
- Once approved, you will receive an SMS notification and can log in at propleadindia.com/login.
We may request additional documents (RERA certificate, GST registration, Aadhaar/PAN) before activation.
3. Listing Standards
Every property listing must meet the following minimum standards:
- Accuracy — all details (price, carpet area, super built-up area, location, amenities) must be truthful and current.
- Legal availability — the property must be legally available for sale or rent with no unresolved disputes or encumbrances.
- Authentic photos — images must be genuine photographs of the actual property. Stock photos, CGI renders presented as real, or competitor-watermarked images are prohibited.
- No duplicates — each property may be listed once. Duplicate listings will be removed without notice.
- RERA compliance — RERA registration number must be included where legally required.
- Pricing — do not artificially underprice listings to generate leads with no genuine intent to sell at that price.
4. Lead Handling & Buyer Contact
When a buyer expresses interest in your listing, their contact details are shared with you. You agree to:
- Use buyer contact information solely to follow up on their genuine property inquiry.
- Respond to all leads within 48 hours of receiving them.
- Not add buyers to bulk marketing lists or third-party databases without their explicit consent.
- Not share or sell lead data to any third party.
- Limit follow-up to a maximum of 3 contact attempts if the buyer does not respond.
- Respect requests from buyers to stop contact.
Violations of lead-handling rules may result in immediate account suspension and forfeiture of any unused credits.
5. Reservations
When a buyer places a reservation on your listing through PropLead India:
- You will receive an immediate SMS and dashboard alert.
- You must contact the buyer within 48 hours to confirm availability and next steps.
- Reservations are expressions of buyer interest, not binding purchase agreements. Final transaction terms are between you and the buyer.
- Sellers who repeatedly ignore reservations may have their listings demoted or accounts suspended.
- If a property is sold or no longer available, update or remove the listing immediately.
6. Reviews & Ratings
Buyers who have interacted with your listings may leave public reviews on your seller profile.
- You may respond to any review through your seller dashboard.
- PropLead India does not remove negative reviews unless they violate our content guidelines (spam, abusive language, or unverifiable false claims).
- You must not offer incentives to buyers in exchange for positive reviews.
- You must not post fake reviews or ask friends or colleagues to do so.
Attempting to manipulate the review system is a serious violation and will result in account suspension.
7. Plans, Credits & Billing
- Access to buyer lead contact details and premium listing placement is governed by your active subscription plan or pay-per-lead credits.
- Plans and credits are billed in advance and are non-refundable once a billing cycle begins or credits are consumed.
- Unused credits do not carry over beyond 12 months from purchase.
- You may upgrade your plan at any time; downgrades take effect at the next renewal date.
- PropLead India reserves the right to modify plan pricing or features with 30 days' notice.
- Disputed charges must be raised within 15 days of the billing date.
8. Content Ownership & Licence
You retain full ownership of the photos, descriptions, and other content you upload to PropLead India. By submitting a listing, you grant PropLead India a non-exclusive, royalty-free, worldwide licence to:
- Display and distribute your listing content on the Platform and in search results.
- Use listing images in marketing materials, social media promotions, and advertisements for PropLead India.
- Cache and optimise images for performance.
This licence terminates when you delete your listing. However, copies already distributed (e.g. in search engine indexes) may persist temporarily.
9. Prohibited Conduct
The following are strictly prohibited and may result in immediate suspension or permanent ban:
- Listing properties you are not authorised to sell, rent, or market.
- Misrepresenting RERA registration, government approvals, or legal status.
- Quoting artificially low prices to generate leads with no intent to honour them.
- Contacting buyers for purposes unrelated to their property inquiry.
- Offering or accepting bribes to manipulate reviews or listing rankings.
- Creating multiple accounts to evade suspensions or bans.
- Providing false information during registration or verification.
- Using the Platform to conduct fraudulent transactions.
10. Account Suspension & Termination
PropLead India may take the following enforcement actions for policy violations:
- Warning — a formal notice for minor or first-time violations.
- Listing removal — individual listings removed for standards violations.
- Account suspension — temporary loss of access pending investigation.
- Permanent ban — for serious, repeated, or fraudulent violations.
Appeals must be submitted to sellers@propleadindia.com within 14 days of an enforcement action, with a written explanation and supporting evidence.

11. Changes to Seller Policy
We may revise this Seller Policy at any time. Material changes will be communicated via SMS or email and posted on this page. Continued use of the Platform after the effective date constitutes acceptance of the revised policy.
